Burgh Quay office scheme fills up as Scotch House lands two major lettings

A landmark office building on Dublin’s Burgh Quay has secured two significant lettings, leaving just one remaining opportunity in what agents say is a largely de-risked city-centre office asset.

Scotch House, a LEED Gold-certified development overlooking the River Liffey beside O’Connell Bridge, has agreed leases with technology firm Softcat and advisory group Baker Tilly for the second and first floors respectively.

Softcat, advised by Lambert Smith Hampton, has taken the entire second floor on a 10-year lease. Meanwhile Baker Tilly, represented by Real Estate Project Partners, has secured the first floor.

Both lettings follow a similar strategy adopted for earlier floors in the building, with the landlord delivering fully fitted office space rather than passing on second-generation fit-out.

Scotch House Developments Limited said the approach ensures occupiers are provided with turnkey workspace from day one.

Located close to the newly developed College Square office scheme, the building combines a prominent address with strong environmental credentials. The property holds a BER A3 rating, alongside WiredScore Platinum certification for digital connectivity and infrastructure resilience.

According to Brian Kelly of QRE Real Estate Advisers, the recent deals underline continued demand for high-quality, sustainable office space in Dublin’s core commercial district.

“The lettings to Softcat and Baker Tilly are a strong endorsement of Scotch House and its positioning within Dublin’s prime office market,” he said.

“With high-calibre occupiers now secured across the upper floors, the remaining Ground Floor represents an opportunity for a business to establish a prominent presence within a fully repositioned and largely de-risked building.”

The final available space comprises the ground floor, extending to about 3,400 square feet, which benefits from significant natural light and flexible layout potential.

Kelly said interest is expected to be strong for the remaining accommodation.

“We expect strong interest given the building’s sustainability credentials, city centre location and landlords commitment to fit-out which can provide a turnkey solution for an occupier.”

With the upper floors now occupied by international brands, the final letting opportunity offers prospective tenants a chance to secure a highly visible presence in the heart of Dublin’s commercial district.
