A substantial operational quarry and land holding in Co Carlow is being offered for sale by QRE Real Estate Advisers on the instructions of the receivers Paul McCann and Stephen Tennant of Grant Thornton.
Clonmelsh Quarry in Milford, Tinryland, is an operational quarry of almost 108 hectares (about 266 acres), located 6km south of Carlow town. The quarry is currently licensed to Plazamont Limited trading as Dan Morrissey & Co under a rolling licence agreement from April 2018 at an annual licence fee of €270,000.
The quarry is fully operational and has planning permission for quarrying activities, concrete production, tarmacadam production and concrete product production. The quarry lands include six dwellings which are in varying condition.
In addition to the quarry, the sale includes three parcels of land, the most significant of which is a prime agricultural holding extending to about 95 acres immediately adjacent to the quarry. Two smaller holdings, known as the Powerstown Lands (which extend to about 12 acres) and the Ballybar Lands (about 2 acres) are also included in the planned disposal.
Bryan Garry and Harry Byrne of QRE, which are handling the process, are quoting a guide price in excess of €7.4 million for the entire portfolio, which is available in one or more lots. The agents anticipate a range of interest from both domestic and international operators along with local landowners and farmers.
