2025 recorded a positive overall performance, with total annual office take-up reaching approximately 2,666,000 sq.ft. across 210 transactions. This represents a year-on-year increase of c.23% and marks the strongest level of annual activity since 2020, signalling a clear recovery in market momentum.
Consistent with recent market trends, City Centre lettings continued to dominate activity, accounting for approximately 70% of total take-up. Sustainability remained a key driver of occupier decision-making throughout 2025, with 53% of transactions completed in buildings holding a BER rating of B3 or higher, reinforcing the ongoing flight to quality.
However, for the smaller occupier location, lease flexibility and the availability of fit out remained a key driver of the decision making throughout 2025. For the larger corporates location and sustainability credentials were key.
