Following a volatile year for commercial property in 2020, the Irish investment market demonstrated a great degree of strength and resilience in 2021.
After an uncertain start to the year, with a further lockdown in January and Covid 19 remaining a continual threat, Ireland nonetheless continued to attract a high proportion of forward thinking overseas investors, which as the year went on gave some level of confidence to domestic vendors and investors alike, culminating in approximately €5.5bn of investment turnover for the year.
This performance was made up of total of 203 recorded investment transactions, making it the second highest performing year on record in terms of spend.
Of this, 173 transactions were excess €1m in value and for the purposes of our analysis, we will focus on those assets with a value of excess €1m.
Transactions completed in 2021 were up on 2020 levels from 122 to 173, an increase of 51 transactions, equating to an additional €2.65Bn of investment turnover year on year.
Rental values and yields across most sectors began to stabilise from Q3 onwards and Q4 witnessed a very strong performance with over €2bn of investments assets traded from October to end of December across 64 deals.
