Commentary: QRE were instructed to sell 7 x 2 bedroom apartments in Parkhouse, Benson Street, Dublin 2, by Pepper Asset Services. The client’s objective was to sell all 7 apartments as one lot in a time efficient transparent manner. To do this, we used QRE Private which is an online bidding platform tailored for Private Treaty sales.
The property was launched to the market in May 2017 with a bidding date set for 5 weeks thereafter. The full legal pack including the contract for sale, title documents and tenancy details were available for interested parties to review on QRE Private. During the course of the marketing, 20 viewings of the apartments took place.
On the bidding date 5 parties registered to bid and paid a bidding deposit of €30,000. Bidders agreed to bidding on an unconditional basis and provided authority to QRE to sign contracts on their behalf if they were successful.
105 bids were placed over a 46 minute timeframe, which resulted in the apartments selling for €2,238,000, which was €138,000 over the guide price.
