H1 2026 saw 599,415 Sq. Ft of office take-up across 56 transactions in Dublin, bringing the H1 2026 total to 1,011,600 Sq. Ft from 104 deals - up 15% on the same period last year (877,655 Sq. Ft / 79 deals).
We have also seen a significant shift in the occupier mix. Where tech led the way at 49% of take-up this time last year, it now stands at 21% - a contrast to H1 2025 which was heavily skewed by a single tech letting. Professional Services (26%) and Public Bodies (23%) are leading the charge in H1 2026, pointing to a more diversified demand base.
One of the most underreported shifts in the Dublin office market in H1 2026: the suburbs accounted for 38% of total take-up - nearly double their 22% share a year ago. A standout driver of this is the 60,000 Sq. Ft sale of Building 1, Cherrywood, to an owner occupier brokered by QRE Real Estate Advisers - one of the largest suburban office transactions seen in recent years.
