Job Description: Disposal of a mixed use portfolio (The River Portfolio)

Commentary: QRE were tasked by Tetrarch to dispose of their interest in The River Portfolio, which the group acquired in 2013 as part of the wider Ulysses Portfolio. The River Portfolio comprised eight individual assets with 31 individual tenants located across the Greater Dublin Area. The portfolio although heavily weighted towards retail assets, included office and leisure uses. In April 2016, the portfolio was launched to the market with a total guide price of €21.5 million. A high profile marketing campaign was devised with offers sought for the entire portfolio or on an asset by asset basis. Prior to launch, QRE worked with the Vendor to ensure that all legal and technical due diligence was complete prior to the marketing campaign. Following the conclusion of the campaign, terms were agreed with a private investor for the entire portfolio, and the transaction concluded shortly thereafter. The process reflects QRE’s ability to prepare, market and dispose of a complex multi-asset portfolio.
